If the A.C. is not up to speed or takes awhile... its a hot mess if you follow what I'm saying :) Keep me up to date if anything changes as I am painting a house this week for an old friend in sugerhill. We'll see how that goes in this heat?

If someone purchases a home and receives FHA financing and then loses that home to foreclosure, the home ends up as a HUD (Department of Housing and Urban Development) foreclosure. These homes are sold through a bidding process. Most of the time a home comes on the market on a Wednesday and is available for bids from owner-occupants for 12 days. When the bidding time is up, all of the offers are considered at the same time and the correctly filled out offer with the highest net to the seller from a HUD certified Broker wins the bid. Then you go through a due diligence period, obtain your loan, and close on your home. On these homes there is a special loan product available that requires only a $100 downpayment. These homes require a $1000 earnest money investment, in certified funds. Additionally, there is the optional expense of a home inspection if you choose to do one, it is possible to get a report from HUD.
